Latent defects are defects which are not apparent or readily detectable until maybe years after a property is completed.

These may fall outside the builder 2-year liability period and may need to be pursued through the warranty’s provider, NHBC, Premier etc. these could be exploratory works though endoscopes, borescopes, or damp meters.
